This VA loan calculator estimates the monthly payment on a VA-guaranteed home loan. It applies the VA funding fee for first or subsequent use based on your down payment, lets you mark yourself exempt (for example, if you receive VA disability compensation), adds the fee to the loan and includes property tax, homeowners insurance and HOA dues. VA loans need no down payment and no monthly mortgage insurance.

Please note: results are estimates for planning and learning. They are not financial, tax or legal advice. Tax rules, limits and rates can change, and your own situation may differ. Confirm with the IRS, your plan provider or a licensed professional before you act.

What is a VA Loan Calculator?

A VA loan is a mortgage guaranteed by the US Department of Veterans Affairs for eligible veterans, service members and some surviving spouses. It usually requires no down payment and no monthly mortgage insurance, and rates are often lower than conventional loans.

Most borrowers pay a one-time VA funding fee, which helps keep the program running. The fee depends on your down payment and whether you have used the benefit before, and many borrowers add it to the loan. Veterans receiving VA disability compensation and some others are exempt. This VA loan calculator includes the fee in your payment.

How does the VA Loan Calculator work?

The calculator subtracts your down payment to get the base loan, picks the funding fee rate from the VA purchase chart (or zero if exempt), adds the fee to the loan and works out principal and interest. It then adds property tax, homeowners insurance and HOA dues. There is no mortgage insurance line because VA loans do not require it.

Funding fee = Base loan × Fee rate (2.15%, 3.3%, 1.5% or 1.25%)Total loan = Base loan + Funding fee; payment = P&I + tax + insurance + HOA
