This real estate investment calculator projects a rental property over your holding period. It grows rent and expenses each year, subtracts loan payments, adds the sale price after appreciation and selling costs, and works out the internal rate of return (IRR), total profit, equity multiple and first-year cash-on-cash return, in any of eight currencies.

Please note: results are estimates for planning and learning, not financial, tax or legal advice. Rules and rates differ by country and change over time. Check with an official source or a qualified professional before you act.

What is a Real Estate Investment Calculator?

Real estate investors earn returns in several ways: rental cash flow, paying down the mortgage with tenants’ rent, and appreciation of the property’s value. Looking only at the first year’s cash flow misses most of the picture.

The internal rate of return (IRR) combines all of these into one annual rate, accounting for when each dollar arrives. This real estate investment calculator projects the property year by year, includes the sale at the end, and shows the IRR alongside total profit and the equity multiple.

How does the Real Estate Investment Calculator work?

Each year, gross rent grows at your growth rate. Vacancy, fixed costs (also growing) and maintenance and management are subtracted to get net operating income (NOI). Mortgage payments are subtracted to get cash flow. At the end, the property is sold at the appreciated price minus selling costs and the remaining loan. The IRR is the rate that makes the present value of all these cash flows equal to your initial investment.

NOI = Rent × (1 − Vacancy) − Fixed costs − Maintenance & managementIRR: rate where −Investment + Σ Cash flow ÷ (1 + IRR)^t + Sale proceeds ÷ (1 + IRR)^T = 0

Real Estate Investment Calculator example with real numbers

Example inputValue
Property$300,000, 20% down, 6.75% for 30 years
Rent$2,400 a month, 5% vacancy
Costs$6,600 a year fixed + 15% of rent
Growth3% rent and 3% appreciation, sold after 10 years
Example outputValue
Internal rate of return (IRR)9.47%
Cash invested (down + closing)$69,000
Total cash flow from rent$1,670
Sale price after 10 years$403,175
Net sale proceeds (after costs and loan)$174,262
Equity multiple2.55×
