This real estate investment calculator projects a rental property over your holding period. It grows rent and expenses each year, subtracts loan payments, adds the sale price after appreciation and selling costs, and works out the internal rate of return (IRR), total profit, equity multiple and first-year cash-on-cash return, in any of eight currencies.

What is a Real Estate Investment Calculator?
Real estate investors earn returns in several ways: rental cash flow, paying down the mortgage with tenants’ rent, and appreciation of the property’s value. Looking only at the first year’s cash flow misses most of the picture.
The internal rate of return (IRR) combines all of these into one annual rate, accounting for when each dollar arrives. This real estate investment calculator projects the property year by year, includes the sale at the end, and shows the IRR alongside total profit and the equity multiple.
How does the Real Estate Investment Calculator work?
Each year, gross rent grows at your growth rate. Vacancy, fixed costs (also growing) and maintenance and management are subtracted to get net operating income (NOI). Mortgage payments are subtracted to get cash flow. At the end, the property is sold at the appreciated price minus selling costs and the remaining loan. The IRR is the rate that makes the present value of all these cash flows equal to your initial investment.

Real Estate Investment Calculator example with real numbers
An investor buys a $300,000 single-family rental with 20% down and $9,000 in closing costs and repairs. Rent is $2,400 a month. She plans to hold for 10 years.
| Example input | Value |
|---|---|
| Property | $300,000, 20% down, 6.75% for 30 years |
| Rent | $2,400 a month, 5% vacancy |
| Costs | $6,600 a year fixed + 15% of rent |
| Growth | 3% rent and 3% appreciation, sold after 10 years |
| Example output | Value |
|---|---|
| Internal rate of return (IRR) | 9.47% |
| Cash invested (down + closing) | $69,000 |
| Total cash flow from rent | $1,670 |
| Sale price after 10 years | $403,175 |
| Net sale proceeds (after costs and loan) | $174,262 |
| Equity multiple | 2.55× |
| Year-1 cash-on-cash return | -3.25% |
| Year-1 cap rate | 5.48% |
| Monthly loan payment | $1,557 |
Rental cash flow is thin at first (year-1 cash-on-cash return of -3.25%), but loan paydown and appreciation lift the result: the real estate investment calculator shows an IRR of 9.47% and an equity multiple of 2.55×.
