This TDS calculator shows whether tax must be deducted at source on a payment and how much. Choose the type of payment, such as FD interest, rent, a property purchase, professional fees, dividends, commission or a contractor’s bill, enter the amount and whether the payee has given PAN. It applies the current thresholds and rates, including the higher limits introduced from April 2025.

What is a TDS Calculator?
Tax Deducted at Source (TDS) means the person making certain payments deducts a portion as tax before paying, and deposits it with the government in the payee’s name. The payee later claims credit for it in their tax return. TDS applies to salaries, interest, rent, professional fees, property purchases and several other payments.
Each type of payment has its own threshold and rate. Budget 2025 raised several thresholds from 1 April 2025, for example on bank interest, rent and professional fees. A TDS calculator applies the right threshold and rate so you deduct the correct amount, or know what to expect when you are the payee.
How does the TDS Calculator work?
The calculator checks the amount against the threshold for the payment type you chose. If the payment crosses it, TDS is calculated on the full amount at the normal rate.
If the payee has not given PAN, a higher rate applies: generally twice the normal rate or 20%, whichever is higher.
How to use the TDS Calculator step by step
- Choose the type of payment.
- Enter the amount: monthly rent, yearly interest or fees, or the property sale price.
- Say whether the payee has given PAN.
- For FD interest, mark if the payee is a senior citizen.
- For contractors, choose the contractor type and yearly total.
- Read the TDS amount and the net payment.
TDS Calculator example with real numbers
You are a salaried individual paying rent of ₹70,000 a month for your flat. Your landlord has given you their PAN.
| Example input | Value |
|---|---|
| Type of payment | Rent paid by an individual |
| Monthly rent | ₹70,000 |
| Landlord has PAN | Yes |
| Example output | Value |
|---|---|
| TDS on each month's rent | ₹1,400 |
| Threshold | ₹50,000 per month |
| TDS for 12 months of rent | ₹16,800 |
| Normal rate | 2% |
| Rate without PAN | 20% |
| Amount payable after TDS | ₹68,600 |
Because the rent is above ₹50,000 a month, TDS at 2% applies: ₹1,400 for each month’s rent, or ₹16,800 for a full year. Individuals not under tax audit deduct it from the rent for March (or the last month of the tenancy) and deposit it using Form 26QC.
